Situated in the City of Aurora, County of Portage and State of Ohio:
And more particularly described as follows:
Beginning at an iron pipe which marks the Northeast corner of said Lot No. 30; thence South 30 deg. 25' West along the centerline of Parker Road for a distance of 1,151.08 feet to an iron pipe which marks the true place of beginning of the following described parcel of land; thence North 89 deg. 29' West for a distance of 790.28 feet to an iron pipe in the East line of 25.00 acre parcel of land now or formerly owned by A. H. and M. L. Dimick; thence South along the East line of said Dimick for a distance of 110.69 feet to an iron pipe; thence South 89 deg. 28' East for a distance of 714.92 feet to an iron pipe in the centerline of Parker Road; thence North 34 deg. 25' East along the centerline of Parker Road for a distance of 133.33 feet to the true place of beginning found to contain 1.912 acres of land as surveyed by Lucius F. Converse, Serial No. 1199 in October 1954.
Note:
Iron pipes were set 30.00 feet Westwardly from the centerline of Parker Road on both of the East and West lines.
Note:
The Northeast corner of said Lot No. 30 is referenced 39.22 feet from a nail in the root of a 30 inch maple tree on the East side of Parker Road and 72.60 feet from a nail in a 24 inch maple tree on the West side of Parker Road.

Said Premises Appraised at $160,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
