In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate Stephen J. Smith's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, May 18, 2015, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Palmyra to-wit:

Beginning at an iron pipe in the Southerly line of Cable Line Road at the Northeasterly corner of Sublot 4 of Griffith Acres as recorded in Volume 24, Page 75 of the Portage County Record of Plats; thence 88 deg. 30' 47" E., along the Southerly line of C.H. 120, a distance of 48.33 feet to a point; thence N. 85 deg. 31' 08" E., continuing along the Southerly line of siad C.H. 120, a distance of 167.42 feet to an iron pipe; thence S. 01 deg. 15' 31" E., a distance of 334.34 feet to an iron pipe in the Northerly line of land now formerly owned J.H. Leway; thence S. 88 deg. 20' 06' W., along the Northerly line of said Leway, a distance of 214.56 feet to an iron pipe at the Southeasterly corner of the aforementioned Sublot 4; thence N. 01 deg. 25' 22" W., along the Easterly line of said Sublot 4, a distance of 326.24 feet to the place of beginning, containing 1.6253 acres of land, more or less, as surveyed June 25, 1979 by Albert Szuch, Registered Surveyor No. 5398.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
