Situated in the Township of Mantua, County of Portage, State of Ohio:
And known as being part of Lot No. 30, township, county and state aforesaid and more particularly described as follows:
Beginning at an iron pin found at the centerline intersection of Peck Road (Highway No. 167) and Pioneer Trail (Highway No. 254); thence due South along the centerline of Peck Road for a distance of 693.00 feet to an iron pin at an angle; thence South 30 deg. 00' West, along the centerline of Peck Road for a distance of 195.04 feet to an iron pin which marks the true place of beginning of the following described parcel of land; thence continuing along the centerline of Peck Road South 30 deg. 00' West for a distance of 65.00 feet to an iron pin at a small angle at the Southeast corner of land now owned by Edward Rodhe; thence continuing along the centerline of Peck Road South 31 deg. 17' West for a distance of 100.00 feet to the Southeast corner of land now owned by C. Hlavacek; thence continuing along the centerline of Peck Road South 29 deg. 52' West for a distance of 224.22 feet to an iron pin at the Southwest corner of a 30.49 acre parcel of land now owned by Bessie Quirk, this iron pin is situated North 29 deg. 52' East, a distance of 1,237.99 feet from an iron pin found at the intersection of the South line of Lot No. 30 with the centerline of Peck Road; thence along the Southerly side of said Bessie Quirk land North 83 deg. 22' East for a distance of 693.00 feet to an iron pin at an angle near two old springs; thence along the Southerly side of said Bessie Quirk land South 74 deg. 38' East for a distance of 181.75 feet to an iron pin near a 40" wild cherry tree; thence along a common line between Bessie Quirk land and land of Stella Block North 00 deg. 08' West for a distance of 269.25 feet to an iron pin at an angle; thence North 86 deg. 59' 27" West for a distance of 667.81 feet to the true place of beginning and found to contain 4.800 acres of land as surveyed by Lucius F. Converse, Registered Surveyor No. 1199 in November, 1961.
Note: Iron pins were set 30.00 feet Eastwardly from both the Northwest corner and the Southwest corner of this described parcel of land.
Said Premises Located at 11262 Peck Road, Mantua, OH .
Said Premises Appraised at $135,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
