In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate Stephen J. Smith's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, April 20, 2015, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Ravenna to-wit:

Situated in the City of Ravenna, County of Portage and State of Ohio:

Known as being a part of large Lot 6 in South Division of Lots in Ravenna Township, further described as follows:

Beginning at an iron pipe in the North line of Main Street, said point being located S. 89 deg. 51' E., 149.99 feet from the intersection of said North line of Main Street with the East line of Beech Street; thence N. 00 deg. 9' E., 130.00 feet along the W. line of McKay to an iron pipe; thence N. 89 deg. 51' W., 51.99 feet to an iron pipe; thence S. 00 deg. 9' W., 130.00 feet to an iron pipe; thence S. 89 deg. 51' E., 51.99 feet along the North line of Main Street to the place of beginning being all of Lot No. 1, the East 2.00 feet of Lot No. 2 and 5.00 feet from the South part of Lot No. 42 in Bidwell Allotment as platted, numbered and recorded in Volume 3, Page 10, Portage County Record of Plats.

Excepting therefrom the following described parcel:

And known as being the East 2 feet of Lot No. 2 in the Bidwell Allotment in said city as the same is platted and recorded in Volume 3, Page 10 of the Portage County Records of Plats, being a tract of land 2 feet from on West Main Street and extending back between parallel lines 130 feet along the East line of said Lot 2, and extending 5 feet into Lot 42.

Said Premises Appraised at $70,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
