In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate Stephen J. Smith's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, April 20, 2015, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Mantua to-wit:

Beginning at a 5/8 inch rebar with I.D. Cap No. 5096 set at the Southeast corner of said Original Lot 10, point also being in the North property line of land now or formerly owned by J. Bogden, Deed Volume 530, Page 1331; thence South 89 degrees 31 minutes 29 seconds West, along the South line of said O.L. 10 and the North line of land now or formerly owned by J. Bogden, SBA, an Ohio partnership, Deed Volume 995, Page 644, a distance of 693.69 feet to a 5/8 inch rebar with I.D. Cap No. 5096 set, and passing over a 1/2 inch iron pipe found at 141.93 feet from the Southeast corner of O. L. 10, said point being the true place of beginning for the parcel herein described; thence South 89 degrees 31 minutes 29 seconds West, along the North line of said SBA, an Ohio partnership, and a parcel of land now or formerly owned by J. A. & M. Schmotzer, Deed Volume 872, Page 598, a distance of 799.61 feet to a 1/2 inch iron pipe found in the centerline of Wayne Road, passing over a 5/8 inch rebar with I.D. Cap No. 5096 set in the East right-of-way line of Wayne Road; thence North 32 degrees 45 minutes 00 seconds East, along the centerline of Wayne Road, a distance of 200 feet to a track spike set; thence North 89 degrees 31 minutes 29 seconds East, a distance of 799.61 feet to a 5/8 inch rebar with I.D. Cap No. 5096 set, passing over a 5/8 inch rebar with I.D. Cap No. 5096 set in the East right-of-way line of Wayne Road; thence South 32 degrees 45 minutes 00 seconds West, parallel to the centerline of Wayne Road, a distance of 200.00 feet to the true place of beginning and containing 3.071 acres of land, more or less, as surveyed in December, 1992, under the direction of Bruce J. Campbell, P.S. No. 506 of Campbell & Associates, Inc.

The basis of bearings for this survey is South 00 degrees 40 minutes 36 seconds East, as the East line of Original Lot 10, and is an assumed meridian used to denote angles only.

Being the same property conveyed to John A. Yakopovich and Kelly L. Yakopovich by deed from John A. Yakopovich, married recorded 05/17/2006, in Deed Instrument No. 200612127, in the Recorder's Office of Portage County, Ohio.

Said Premises Located at 4424 Wayne Road, Mantua, OH 44255.

Said Premises Appraised at $250,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
