In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate Stephen J. Smith's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, April 6, 2015, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Suffield to-wit:

Situated in the Township of Suffield, County of Portage and State of Ohio and known as being part of Lot 24 in said township, and also known as being all of those parcels conveyed to G. Westbrook as recorded in Deed Vol. 1097, Pg. 28 and being more fully bounded and described as follows:

Beginning for the reference at the center line intersection of State Route 43 and Randolph Road (60' R/W); thence North 48 deg. 39 min. 06 sec. East, 229.50 feet, along the center line of Randolph Road to an angle point; thence North 36 deg. 0 min. 21 sec. East, 626.82', continuing along said center line, to an angle point; thence North 47 deg. 20 min. 41 sec. East, 155.00 feet, continuing along said center line to the Northeasterly corner of a parcel conveyed to J. A. Leperna (908/617) and being the true place of beginning for the parcel hereinafter described; thence North 47 deg. 20 min. 41 sec. East, 120.00' continuing along said center line to the Northwesterly corner of a parcel conveyed to P. M. + S. Adam (200346626); thence South 61 deg. 26 min. 16 sec. East, 232.62' (passing over a 3/4" pipe found at 31.58') along the West line of said Adam parcel, to a 3/4" pipe found in the North line of the aforementioned LePerna parcel; thence South 42 deg. 07 min. 41 sec. West, 136.11', along Leperna's parcel, to a 3/4" pinched top pipe found at an angle therein; thence North 56 deg. 58 min. 11 sec. West, 240.06', continuing along LePerna's parcel, to a point in the center line of Randolph Road and being the true place of beginning and containing 0.674 acres of land, more or less, as determined from a survey made under the direction of Stephen P. Campbell, Professional Land Surveyor No. 7330 of Campbell & Associates Inc. in December 2004. The bearings used to prepare this description are based on the bearings of Randolph Rd. as shown on Survey P-13222 dated Sept. 2000.

Said Premises Appraised at $75,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
