Known as being in the middle part of Lot 13 in John G. Tappan's Subdivision of 8 acre Lot No. 21 and part of 8 acre Lot 22, as said subdivision is platted and recorded in Portage County Records, Plat Book 1, Page 33 and more particularly described as follows:
Beginning at an iron pin in the East line of Lot 13, 70 feet South of the Northeast corner of said lot; thence West along the South line of land now or formerly owned by Leona Ewell to the East line of Grant Street; thence South along the East line of Grant Street, 51 feet 6 inches to an iron pin; thence East parallel with said Ewell's South line to an iron pin in the East line of Lot 13; thence North along the East line of said lot to the place of beginning.
SECOND TRACT:
Situated in the City of Ravenna, County of Portage and State of Ohio:
Known as being the North part of Lot 14 in John G. Tappan's addition as same is platted, numbered and recorded in Portage County Records of Plats, bounded as follows:
Beginning at an iron pipe in the East line of said Lot 14 situated 97 1/2 feet North of the Southeast corner of said lot; thence North along the East line of said lot 97 1/2 feet to the South line of Riddle Avenue; thence West along the South line of Riddle Avenue, 66 feet to the Northwest corner of said Lot 14; thence South along the West line of said lot, 116.17 feet to an iron pipe situated 116.17 feet North of the North line of Mill Road; thence Northeasterly 68 1/2 feet to the place of beginning and containing 70.70 sq. feet of land, being the same premises described in deed recorded in Volume 340, Page 255, Portage County Records.
John G. Tappan's addition is platted and described in Vol. 1, Page 33, Portage County Record of Plats.
Said Premises Located at 411 Grant Street, Ravenna, OH 44266.
Said Premises Appraised at $67,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
