In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate Stephen J. Smith's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, March 9, 2015, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Charlestown to-wit:

Situated in the Township of Charlestown, County of Portage and State of Ohio:

And known as being a part of Township Lot Nos. 32 and 33, being all of the land conveyed to LaSalle Bank, National Association as recorded in Deed Volume 1142, Page 348 of the Portage County Records of Deeds, and being more particularly described as follows:

Commencing from a monument found at the intersection of Rock Spring Road, a 60 foot wide public right of way, with the centerline of Newton Falls Road, a 60 foot wide public right of way; thence along the centerline of said Newton Falls Road, South 89 deg. 48' 00" East, 192.57 feet to a point at the Northeast corner of a parcel of land conveyed to James M. Schrader as recorded in Instrument No. 200338857 of the Portage County Records of Deeds, said point being the point of beginning of the parcel of land herein described; thence along the East line of said Schrader parcel of land and continuing along the East line of a parcel of land covnveyed to Michael A. and Shari Farmer as recorded in Official Record Volume 95, Page 532 of the Portage County Records of Deeds, South 00 deg. 28' 09" West, passing over an iron pin set at a distance of 30.00 feet, a total distance of 154.44 feet to an iron pin set on the North line of a parcel of land conveyed to Richard L. and Patricia Hillegus as recorded in Deed Volume 741, Page 513 of the Portage County Records of Deeds; thence along the North line of said Hillegus parcel of land, South 89 deg. 48' 00" East, 140.58 feet to an iron pin set at the Southwest corner of a parcel of land conveyed to Jeffrey S. & Jody L. Wilt; thence along the West line of said Wilt parcel of land, North 00 deg. 28' 09" East, passing over an iron pin set at a distance of 124.44 feet, a total distance of 154.44 feet to a point on the centerline of said Newton Falls Road; thence along the centerline of said Newton Falls Road, North 89 deg. 48' 00" West, 140.58 feet to the point of beginning and containing 0.498 acres (21,711 square feet) of land as surveyed by Timothy R. Durr, Registered Professional Land Surveyor No. S-7788, in November of 2006 for and on behalf of LMS Surveying, Ltd. The basis of bearings for all bearings described herein is an assumed bearing of South 89 deg. 48' 00" East as the centerline of Newton Falls Road. All iron pins set are 1/2" rebar, 30" long, with a yellow I.D. cap.

Said Premises Located at 6798 Newton Falls Road, Ravenna, OH 44266.

Said Premises Appraised at $40,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
