Subdividing a 6.9804 acre parcel from property belonging to Roger Thomas, as recorded on October 4, 1995 in Deed Volume 58, Page 189 of the Portage County Records and situated in the Township of Deerfield, County of Portage, State of Ohio and also known as being part of Lots 86 and 85 of said township and being further bounded and described as follows:
Commencing at the intersection of the centerlines of Wayland Road (60' wide) and Cleveland-East Liverpool Road (S.R. 14 and S.H. 14) (66' wide); thence S. 46 deg. 03' 10" W., along the centerline of Cleveland-East Liverpool Road, 656.11 feet to the "True Place of Beginning" of the parcel herein described; thence N. 54 deg. 21' 14" E., 1326.54 feet, passing through a 5/8 rebar with ID cap "Bock & Clark" set at 33.55 feet, to a 5/8" rebar with ID cap "Bock & Clark" set; thence N. 90 deg. 00' 00" E., along the South line of a record 9.831 acre parcel now or formerly owned by Roger Thomas, as recorded on October 4, 1995 in Deed Volume 58, Page 185 of the Portage County Records, 234.70 feet to the Southeast corner of the aforesaid parcel and a 5/8" rebar with ID cap "Bock & Clark" found; thence S. 00 deg. 18' 39" E., along the West line of a parcel now or formerly owned by G. A. or S. M. Welker as recorded in Deed Volume 1077, Page 54 of the Portage County Records, 164.07 feet to a 5/8" rebar with ID cap "Bock and Clark" set; thence S. 59 deg. 23' 43" W., 1400.70 feet, passing through a 5/8" rebar with ID cap "Bock & Clark" set at 1366.46 feet, to a point in the centerline of Cleveland-East Liverpool Road; thence N. 46 deg. 03' 10" W., along the centerline of Cleveland-East Liverpool Road, 150.00 feet to the "True Place of Beginning" and containing 6.8872 acres of land, more or less, of which 0.1314 acres are in Lot 85 and 6.7558 acres are in Lot 86, as calculated by the above courses by Ted R. Clark, Ohio Registered Surveyor No. 6809, for and on behalf of Bock & Clark under Project No. 95495 and subject to all legal higwhays and easements of record.

Said Premises Appraised at $135,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
