In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate Stephen J. Smith's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, February 23, 2015, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Freedom to-wit:

Being part of Lot 91 in said township and bounded and described as follows:

Beginning at a point at the interaction of the Westerly line of Lot 91 and Westerly line of Freedom Township with the centerline of SR 88, Ravenna-Parkman Road; thence N. 48 deg. 45' 20" E., along the centerline of SR 88, a distance of 344.79 feet to an iron pipe; thence N. 21 deg. 26' 35" W., (passing over an iron pipe at 31.89 feet) a distance of 344.79 feet to an iron pipe; thence N. 37 deg. 06' 50" W., a distance of 362.49 feet to an iron pipe in the Westerly line of Lot 91 and Westerly line of Freedom Township; thence N. 00 deg. 25' 31" E., along the Westerly line of Lot 91 and Westerly line of Freedom Township a distance of 272.21 feet to an iron pipe; thence S. 37 deg. 00' 00" E. (passing over an iron pipe at 369.41 feet) a distance of 400.00 feet to a point in the centerline of SR 88; thence S. 48 deg. 45' 20" W., along the centerline of SR 88, a distance of 210.00 feet to the true place of beginning, containing 3.131 acres of land, more or less, as surveyed August 20, 1975, by Albert Szuch, Registered Surveyor No. 5398.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
