Situated in the Township of Suffield, County of Portage and State of Ohio:
And known as being part of Lot 4 in said township and more fully described as follows:
Beginning at a 1" bar found in a monument box at the centerline intersection of Trares Road, T.H. 25-C (60' wide) and Palm Road, T.H. 24-B (60' wide), also being on the Westerly line of said Lot 4 (a 1" bar was found in a monument box at the Northwesterly corner of said Lot 4, due North, 3,054.55 feet from said beginning point); thence S. 87 (13' 22" E., 971.73 feet along the centerline of said Trares Road to the true place of beginning, (a 5/8" rebar was set due North, 30.04 feet from said point); thence due North, 794.43 feet to a 5/8" rebar set on the Southerly line of a parcel deeded to Joan A. Jacobs, Trustee, as recorded in Deed Volume 1155, Page 690 of the Portage County Record of Deeds; thence S. 88 (20' 03" E., 288.11 feet along the said Southerly line of the now or formerly Jacobs parcel to a 1" open end iron pipe found on the Westerly line of a parcel deeded to S. J. Carpenter as recorded in Deed Volume 1042, Page 773 of the Portage County Record of Deeds; thence S. 00 (01' 24" W., 800.01 feet along the said Westerly line of the Carpenter parcel to a railroad spike set on the centerline of said Trares Road (passing through a 1/2" rebar found N. 00 (01' 24" E., 29.95 feet from said centerline); thence N. 87 (13' 22" W., 288.00 feet along the said centerline of Trares Road to the true place of beginning and containing 5.268 acres of land, more or less, as surveyed by Gary L. Phillips, Registered Surveyor with Gary L. Phillips & Associates, Inc. in September, 1994. Bearings contained herein are based on the bearing of due North for the centerline of Palm Road as indicated in Deed Volume 1132, Page 601 of the Portage County Record of Deeds. Bearings are used to denote angles only.
Said Premises Located at 2379 Trares Road, Mogadore, OH 44266.
Said Premises Appraised at $300,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
