Situated in the City of Ravenna, County of Portage and State of Ohio and known as being part of Lot Nos. 63 and 64, South Division of Lots in Ravenna Township and further described as follows:
Beginning at a point in the North line of Summit Road, C.H. 148, South 86 deg. 40 min. West, 13.90 feet as measured along said North line from the East line of Lot 63 South; thence North 3 deg. 20 min. West, 160.30 feet along the East line of L. Mowen, et al. to a point; thence North 86 deg. 40 min. East, 75.00 feet to a point; thence South 3 deg. 20 min. East, 160.30 feet to a point in said North line; thence South 86 deg. 40 min. West, 61.10 feet along said North line to the beginning, containing 0.276 acres of land, as surveyed by Registered Surveyor #5134, of which 0.051 acres are in Lot 63 South and 0.225 acres in Lot 64 South.

Said Premises Appraised at $75,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
