In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, December 8, 2014, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Atwater to-wit:

Situated in the Township of Atwater, County of Portage, State of Ohio, is described as follows:

And known as being part of Lot 98 in Atwater Township and part of lot 28 of plat of Atwater Station, bounded and described as follows:

Beginning at the Northeast corner of land formerly owned by George and E. Russell; thence South 7 1/2 rods; thence East to a street; thence North to an alley; thence West to the place of beginning, being the same lot or piece of land which Charles Dietrich and Helen Dietrich by their deed dated the 21st day of February, 1921 granted and conveyed to Lova Mansfield, now owned by R. S. and V. R. Richey. The said Lova Mansfield granted and conveyed the above described premises to A. J. Michael and Helen Michael the 31st day of January, 1927. Said premises currently described as follows:

Situated in the Township of Atwater, County of Portage and State of Ohio and known as being part of Lot 98 of Atwater Township and part of Lot 28 of plat of Atwater Station, bounded and described as follows:

Beginning at the Northeast corner of land owned by James P. and Susan J. Hall; thence South 7 1/2 rods; thence East to a street known as Lake Street; thence North to an alley; thence West to place of beginning. Free from all incumberances whatsoever except easements and restrictions of record, zoning ordinances, if any, and taxes and assessments, both general and special, not yet due and payable.

Said Premises Appraised at $50,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
