Situated in the City of Ravenna, County of Portage and State of Ohio:
Being a part of Lot No. 61 of the South Division of Lots of Ravenna Township, Sub-division 57, and part of what is known as Eight Acre Lot No. 8, bounded by beginning at a point in the South line of Riddle Avenue, 126.5 feet East of a point where the South line of Riddle Avenue intersects the East line of Meridian Street, it being the North East corner of land heretofore deeded to Joseph E. Ranney to William E. Holcomb; thence South 87 deg. 30' East, 91 1/3 feet along the South line of Riddle Avenue; thence S. 2 deg. 30' West on a line parallel with the East line of land heretofore sold to Holcomb, 201.5 feet to the North line of the South Chestnut Street School property; thence North 87 deg. 30' West along the North line of said school lot, 91 1/3 feet to the Southeast corner of what was formerly known as the Holcomb lot; thence North 02 deg. 30' East, 201 1/2 feet to the place of beginning and containing 0.42 of an acre more or less. Be the same more or less, but subject to all legal highways.
Said Premises Located at 213 W. Riddle Avenue, Ravenna, OH 44266.
Said Premises Appraised at $95,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
