In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, November 3, 2014, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Shalersville to-wit:

Situated in the Township of Shalersville, County of Portage and State of Ohio:

And known as being part of Lot No. 19, township, county and state aforesaid and more particularly described as follows:

Beginning at a marked stone found at the Northeast corner of said Lot No. 19; thence South along the East line of said Lot No. 19 for a distance of 1,905.63 feet to an iron pipe which marks the true place of beginning of the following described parcel of land; thence South 89 deg. 30' West (and passing over an iron pipe set 30.00 feet from said East line of Lot No. 19) for a distance of 863.30 feet to the West line of a parcel of land now or formerly owned by Anna Rozehnal; thence South 00 deg. 09' East along the East line of said Rozehnal land for a distance of 209.00 feet to an iron pipe; thence North 89 deg. 30' East (and passing over an iron pipe set 30.00 feet Westwardly from the East line of said Lot No. 19) for a distance of 864.59 feet to an iron pipe in the East line of said Lot No. 19 and centerline of Highway No. 217; thence due North along the East line of Lot No. 19 and centerline of Highway No. 217 for a distance of 209.00 feet to the true place of beginning and found to contain 4.145 acres of land as suveyed by Lucius F. Converse, Serial No. 1199 in March, 1954.

This true place of beginning is also 884.00 feet North of the Southeast corner of said Lot No. 19, measured along the East line of said Lot No. 19.

Said Premises Located at V/L Frontage on Cooley Rd., Ravenna, OH 44266.

Said Premises Appraised at $40,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
