In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, November 3, 2014, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Streetsboro to-wit:

Beginning at a point in the centerline of Stone Road 60' wide, at the Southwest corner of said Original Township Lot 71; thence along the centerline of Stone Road, West line of Lot 71 and of Portage County N. 00 deg. 10' 00" E., a distance of 597.87 feet to a point at its intersection with the centerline of Harper Road, 60' wide; thence along the centerline of Harper Road, S. 87 deg. 44' 00" E., a distance of 600.26 feet to a point at the Southwest corner of lands now or formerly owned by G. Kapusinski (1076/15) and the true place of beginning for this parcel of land; thence along the Westerly line of said Kapusinski and beyond N. 00 deg. 10' 00" E., a distance of 543.37 feet to an iron pipe found at the Northeast corner of a parcel of land now or formerly owned by D. or J. M. Griffith (1058/247) and passing over an iron pipe set a distance of 30.02 feet; this iron pipe found is also situated in the Southerly line of another parcel of land now or formerly owned by the said D. or J. M. Griffith (1058/247); thence along the said Southerly line of S. 88 deg. 36' 00" E., a distance of 75.00 feet to an iron pipe found at the Northwest corner of lands now or formerly owned by S. H. Hilling (952/613); thence along Hillings' Westerly line S. 00 deg. 10' 00" W., a distance of 544.51 feet to a point in the centerline of Harper Road at the Southeasterly corner of the aforementioned G. Kapusinski and passing over an iron pipe set a distance of 30.02 feet from said point; thence along the centerline of Harper Road N. 87 deg. 44' 00" W., a distance of 75.03 feet to the true place of beginning and containing 0.9363 acres of land, as surveyed and described in June 1990 by Don Trocchio, Registered Surveyor No. 6445. (Vol. 1103, Page 131). Be the same more or less, but subject to all legal highways.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
