Situated in the Township of Hiram, County of Portage and State of Ohio:
FIRST TRACT:
Known as being all of Lot No. 23 in the Original Village of Harrison as per plat recorded in Portage County Deed Records, Vol. 25, Pages 24 and 25, bounded and described as follows:
Beginning at a point in the center of the Cuyahoga river at the Southwest corner of Lot No. 13; thence West along the line of the East and West highway 5.06 chains to a point on the East line of the North and South highway; thence North along the line of said highway 4.25 chains to a point; thence East 5.04 chains to a point in the center of the Cuyahoga river and which is also in the Northwest corner of Lot No. 13; thence South 4.25 chains along the line of the center of said river to the place of beginning and containing 2.2025 acres of land.
SECOND TRACT:
Situated in the Township of Hiram, county and state aforesaid, known as being part of Lot No. 22 of the Village of Harrison also known as Hiram Rapids, as per plat of the Village of Harrison recorded in Portage County Deed Records, Vol. 25, Pages 24 and 25, the part of said lot hereby conveyed being more described as follows; according to survey made by James Fitzgerald on July 19, and 20, 1939; beginning at an iron pipe set in the East line of Township Rd. 274 (Washburn Rd. and 66 ft. wide); thence N. 0 deg. 30' W., along the East line of said road 50.00 ft. to an iron pipe set; thence N. 89 deg. 12' E., 334.00 ft. to a point in the river which is marked by an iron pipe set 89.00 ft. therefrom on this line; thence S. 0 deg. 30' E., 50.00 ft. to another point in the river which is marked by an iron pipe set 89.00 ft. therefrom on the South line; thence S. 89 deg. 12' W., 334.00 ft. to the iron pipe; which is the place of beginning, containing 0.38 of an acre more or less. This tract is also described as being the South 50 ft. of Lot No. 22. This deed also conveys all the rights of the Grantors in the alley on the South side of Lot No. 22 as shown on the plat.
Said Premises Located at 12750 Washburn Road, Hiram, OH 44234.
Said Premises Appraised at $95,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
