Situated in the Township of Palmyra, County of Portage and State of Ohio:
And known as being part of Lot 21, Division 4, N.E. in Palmyra Township and further described as follows:
Beginning at a point in the centerline of Cableline Road and the North line of Lot 21, and being West 2092.82 feet from the Northeast corner of Lot 21; thence S. 0 deg. 05' W., 616.60 feet to an iron pipe and passing over an iron pipe 33 feet from the road center; thence West 141.29 feet to an iron pipe; thence N. 0 deg. 05' E., 616.60 feet to the centerline of Cableline Road and passing over an iron pipe 33 feet from the road center; thence East 141.29 feet along the centerline of Cableline Road and the North line of Lot 21 to the beginning. Containing 2.000 acres of land, be the same more or less, but subject to all legal highways, as surveyed in July, 1979 by David J. Collier, Registered Surveyor No. 4819.
Said Premises Located at 9978 Cable Line Rd., Diamond, OH 44412.
Said Premises Appraised at $100,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
