Beginning 2552.85 feet South of the Northwest corner of said Lot No. 10 at the center of Black Brook ditch; thence North 0 deg. 15' W., 341.63 feet to an iron pipe; thence North 89 deg. 45' E., 830.56 feet to the center of ditch; thence S. 42 deg. 17' W., 55.56 feet to an angle in the ditch; thence S. 68 deg. 59' W., 848.10 feet to the place of beginning, containing 3.4998 acres as surveyed by R. O. Whitacre, Registered Surveyor No. 416, be the same more or less, but subject to all legal highways.
