In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, September 22, 2014, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Aurora to-wit:

Situated in the City of Aurora, County of Portage and State of Ohio:

TRACT 1:

And known as being Sublot No. 493 in the Western Reserve Land Company's Geauga Lake Fruitland Subdivision of part of Original Lot Nos. 1 and 2 as shown by the recorded plat of said subdivision in Volume 4, Page 35 of Portage County Records. Said Sublot No. 493 has a frontage of 50 feet on the East Boulevard and extends back of equal width 250 feet, excepting therefrom the North 50 feet of said Sublot 493. The owner of each of said Sublots shall have the private use of one row boat in any part of Geauga Lake owned by the Western Reserve Land Company or formerly owned by Lloyd E. Lafferty. No residence shall be built thereon consting less than $500.00 and no building shall be erected nearer East Boulevard than 25 feet.

TRACT 2:

Situated in the City of Aurora, County of Portage and State of Ohio:

And known as being the Southerly one hundred fifty (150) feet of Sublot No. 494 in the Western Reserve Land Companys' Fruitland Subdivision of part of Original Lot No. 1 of said township as recorded in Volume 4, Page 35 of Portage County Records. Said sublot has a frontage of 50 feet on the Northerly side of East Boulevard and extends back of equal width along the Easterly side of Ohio Street 150 feet.

TRACT 3:

Situated in the City of Aurora, Count of Portage and State of Ohio:

And known as being the Southerly 50 feet of the Northerly 100 feet of Sublot No. 494 in the Western Reserve Land Company's Geauga Lake Fruitland Subdivision of part of Original Lot No. 1 in said township as recorded in Volume 4, Page 35 of Portage County Records of Maps and is further described as follows, to wit:

Beginning at a point in the Easterly line of Ohio Street at the Northwesterly corner of a parcel of land sold to Alfred G. Knop and Grace J. Knop by this Grantor by deed dated June 3, 1947 and filed for recod June 7, 1947 at 11:22 a.m. being Instrument No. 113365 and extending thence Northerly along the Westerly line of said Sublot No. 494, 50 feet; thence Easterly and parallel with the Northerly line of said land sold to Alfred G. Knop and Grace J. Knop, 50 feet to a point in the Easterly line of said Sublot No. 494; thence Southerly along the said Easterly line of said Sublot No. 494, 50 feet to the Northeast corner of said parcel of land sold to Alfred G. Knop and Grace J. Knop as aforesaid; thence Westerly along the Northerly line of land sold to Alfred G. Knop and Grace J. Knop, 50 feet to the place of beginning. This property was procurred by deed of warranty from Jean Prsybzki, June 3, 1947 and being Instrument No. 113364, as appears by said plat, be the same more or less.

Said Premises Located at 934 East Blvd., Aurora, OH 44202.

Said Premises Appraised at $60,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
