Beginning at a marked stone by a monument box at the Southeast corner of Lot 42 Rootstown Township, said point being also the intersection of the centerline of C.H. 89E (Sandy Lake Road) and T.H. 105A (Herriff Road); thence North 88 deg. 43' W., a distance of 160.00 feet along the centerline of Sandy Lake Road and the South line of Lot 42 to a point; thence N. 1 deg. 17' E., a distance of 240.00 feet to an iron pipe and passing over an iron pipe set 30.00 feet from the centerline of Sandy Lake Road; thence S. 88 deg. 43' E., a distance of 159.57 feet to an iron pipe on the centerline of Herriff Road; thence S. 1 deg. 08' W., a distance of 240.00 feet to the place of beginning as surveyed by A. Kenneth Boydell, Registered Surveyor No. 4434.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
