Starting at the Northeast corner of Lot 9; thence S. 89 deg. 45' W., 68.70 feet along the North line of Lot 9 to the intersection of the center line of Monroe Falls Road and Middlebury Road; thence S. 43 deg. 30' W., 54.78 feet along said center line of Middlebury Road to an angle point; thence S. 60 deg. W., 1669.82 feet along said center line to an angle point; thence S. 72 deg. 15' W., 259.47 feet along said center line to a point on the true place of beginning. S. 17 deg. 45' E., passing over an iron pin at 30.00 feet, 160.00 feet to a point; thence S. 72 deg. 15' W., 6.00 feet to a point; thence S. 17 deg. 45' feet to a point in the Northerly line of Sonoco Products Co.; thence S. 72 deg. 15' W., 84.00 feet along said Northerly line to an iron pin; thence N. 17 deg. 45' W., 205.00 feet to the Grantor's Northwest corner and the Northwest corner of B. Heldreth, in said centerline of Middlebury Road, passing over an iron pin 30.00 feet from said centerline; thence N. 72 deg. 15' E., 90.00 feet along said center line to the true place of beginning and containing 0.417 acres of land. As surveyed May, 1970 and revised November, 1984, by Richard B. Stockman, R.S. 5134.
Said Premises Located at 1203 Middlebury Road, Kent, Ohio 44240.
Said Premises Appraised at $115,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
