In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, August 11, 2014, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Randolph to-wit:

And known as being part of Lot 100 in said township and further described as follows:

Beginning at a point in the center line of Ranfield Road, C.H. 88, N. 55 deg. 05' W., 373.84 feet as measured along said center line from an iron pipe at its intersection with the East line of Lot 100; thence S. 26 deg. 03' 15" W., passing over an iron pipe at 30.36 feet, 845.47 feet to an iron pipe in the South line of Lot 100; thence N. 89 deg. 11' 45" W., 200.00 feet along said South line to an iron pipe; thence N. 31 deg. 20' 30" E., 948.66 feet to a point in said center line, passing over an iron pipe 30.02 feet from said point; thence S. 56 deg. 47' 30" E., 24.26 feet along said center line to an iron pipe at an angle point; thence S. 55 deg. 05' E., 70.23 feet along said center line to the beginning and containing 2.783 acres of land, be the same more or less, but subject to all legal highways, as surveyed by R. E. Stockman, RS 5134, March 30, 1976 by Stockman and Associates Inc. Subject to all legal highways.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
