And known as being part of Lot 8, N.E., Subdivision 3 and Subdivision 4 in said Edinburg Township, bounded and described as follows:
Beginning at a point at the intersection of the centerline of C.H. 18, Tallmadge Road and C.H. 54, Porter Road; thence N. 01 deg. 12' 31" E., along the centerlines of C.H. 54, a distance of 30.01 feet to a point at the Southwesterly corner of Subdivision 3 which marks the true place of beginning for the following described parcel of land; thence continuing N. 01 deg. 12' 31" E., along the Westerly line of said Subdivision 3 and centerline of C.H. 54, a distance of 989.75 feet to a point; thence N. 89 deg. 33' 22" E. (passing over a 5/8" iron rod set at 30.02 feet), a distance of 469.00 feet to a 5/8" iron rod set; thence N. 01 deg. 12' 31" E., a distance of 465.00 feet to a 5/8" iron rod set in the Southerly line of land now or formerly owned by Mary E. Yarolyn (Vol. 379, Pg. 232 & Vol. 992, Pg. 01); thence N. 89 deg. 33' 22" E., (crossing the line between Subdivison 3 and Subdivision 4), a distance of 737.00 feet to a 5/8" iron rod set at the Southeasterly corner of said Yarolyn; thence S. 00 deg. 08' 49" W., a distance of 900.70 feet to a 5/8" iron rod found at the Northwesterly corner of land now or formerly owned by Robert E. & Susan M. Hilliard (Vol. 1019, Pg. 01); thence S. 01 deg. 26' 18" W. along the Westerly line of said Hilliard, a distance of 570.06 feet to a 5/8" iron rod found in the Southerly line of Subdivision 4 and Northerly line of C.H. 18; thence N. 89 deg. 40' 52" W., along the Southerly line of said Subdivision 4, Southerly line of Subdivision 3 and Northerly line of C.H. 18, a distance of 1079.10 feet to the true place of beginning, containing 35.853 acres of land, more or less, of which 31.208 acres, are in Subdivision 3 and 4.645 acres, more or less, are in Subdivision 4 as surveyed by Al Szuch & Associates, Reg. Sur. No. 5398, June 23, 1986.
Said Premises Located at 7489 Tallmadge Road, Rootstown, OH 44272.
Said Premises Appraised at $200,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
