In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, July 21, 2014, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Ravenna to-wit:

The land referred to in this commitment, situated in the City of Ravenna, County of Portage, State of Ohio, is described as follows:

Situated in the State of Ohio, County of Portage and City of Ravenna, known as being part of Lot 15, South Division formerly Ravenna Township and being more fully bounded and described as follows, to wit:

Beginning for reference at a monument found marking the center line intersection of Chestnut Street (60' R/W) and Lincoln Avenue (55' R/W); thence South 83 deg. 42 min. 00 sec. West, 164.01' along the center line of said Lincoln Avenue to a point; thence North 6 deg. 18 min. 51 sec. West, 27.50' to a point in the Northerly right of way line of said Lincoln Ave. and being the Southwesterly corner of a parcel conveyed to J. M. Martin (898/754) (passing over a 3/4" iron pipe found 27.05' from center line) and also being the true place of beginning for the parcel hereinafter described; thence South 83 deg. 42 min. 00 seconds West, 39.95' along the North line of Lincoln Avenue to the Southeasterly corner of parcel conveyed to J. and S. J. Peer (196/331) (witness a 3/4" iron bar found 0.52' South); thence North 6 deg. 08 min. 31 sec. West, 149.80 along the East line of said Peer Parcel, to 1/2" iron pipe found at an angle point in the Westerly line of a parcel conveyed to J. Jr. and M. L. Miles (308/250); thence North 84 deg. 08 min. 29 sec. East, 39.50' along said West line of said Miles, to a 3/4" iron pipe found at an angle point therein; thence South 6 deg. 18 min. 51 sec. East, 149.49' continuing along said West line and the Westerly line of the aforementioned Martin Parcel, to a point in the Northerly line of Lincoln Avenue and being the true place of beginning and containing 0.136 acres of land, more or less, as determined from a survey made by Stephen P. Campbell, Professional Land Surveyor No. 7330 of Campbell & Associates, Inc. in January 2004. (Project No. 20040233), be the same more or less, but subject to all legal highways. The basis of bearings used for this description are based on South 83 deg. 42 min. 00 seconds West, as the center line of Lincoln Avenue as shown on a survey by J. S. Mallette dated 11/16/1917.

Said Premises Located at 218 Lincoln Avenue, Ravenna, Ohio 44266.

Said Premises Appraised at $80,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
