In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, July 21, 2014, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Kent to-wit:

Situated in the City of Kent, County of Portage, State of Ohio, being part of Lot 31 in said city and bounded and described as follows:

Beginning at a point at the intersection of the Southerly line of Lake Street and Northerly line of Crain Avenue; thence S. 64 deg. 20 min. 38 sec. E., along the Northerly line of Crain Avenue, a distance of 240.92 feet to a 1" iron pipe found at the Southerly corner of land now or formerly owned by R. J. 111 or H. M. Vonstein (2001-31736), which marks the true place of beginning for the following described parcel of land; thence N. 16 deg. 52 min. 09 sec. E. along Vonstein's Easterly line a distance of 93.55 feet to a 1" iron pipe found in the Southerly line of land now or formerly owned by S. J. R. Inv. (2004-05615); thence S. 86 deg. 26 min. 55 sec. E. along the Southerly line of said S. J. R. Inv. and Southerly line of land now or formerly owned by R. V. Petry (O.R. 330, Page 812), a distance of 56.72 feet to 1" iron pipe found at the Northwesterly corner of land now or formerly owned by M. J. Greenberg (O.R. 455, Page 134); thence S. 14 deg. 28 min. 11 sec. W. along the Westerly line of said Greenberg, a distance of 115.06 feet to a 5/8" iron rod found in the Northerly line of Crain Avenue; thence N. 64 deg. 20 min. 38 W. along the Northerly line of Crain Avenue, a distance of 60.95 feet to the true place of beginning, containing 0.1385 acres of land, more or less, as surveyed and described April 19, 2004 by Rob A. Szuch, Registered Professional Surveyor No. 7288.

Said Premises Located at 131 Crain Avenue, Kent, Ohio 44240.

Said Premises Appraised at $77,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
