Beginning at the intersection of Martin Road C.H. 8-B and Etter Road C.H. 9-B extending East; thence North 01 degrees 00' 00" East along the centerline of Martin Road C.H. 8-B, a distance of 777.65 to a point in the centerline of said road and being the true place of begining of the property herein described. Property owned by J. K. Muncy Deed Volume O.R. 341, Page 466; thence continuing along the centerline of Martin Road C.H. 8-B, a distance of 145.00 feet to a point in the centerline of said road; thence turning South 85 degrees 00' 00" East along the South property line of R. F. and R. A. Gingo Deed Volume 1111, Page 254, a distance of 311.19 feet to a point; thence turning South 01 degrees 00' 00" West along the West property line of Pecot Inc. Deed Volume O.R. 546, Page 165, a distance of 145.00 feet to a point; thence turning North 85 degrees 00' 00" West along the North property line of J. E. or B. L. Huth Deed Volume 941, Page 202, a distance of 311.19 feet back to the true place of beginning. Containing 1.0359 acres of land more or less and excepting all legal highway and easements of record. Surveyed from records to correct prior survey by Terrence L. Pearson P.S. #7305 in June of 2001, be the same more or less, but subject to all legal highways.

Said Premises Appraised at $72,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
