In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, July 21, 2014, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Rootstown to-wit:

Beginning at a point in the South line of Lot 9, at the intersection of the centerlines of C.H. 18 Tallmadge Road and T.H. 110 Hattrick Road; thence North 18 deg. 29' 29" E. along the centerline of T.H. 110, a distance of 844.24 feet to a point at the Northeast corner of land now or formerly owned by M. J. Molnar (2006 15105); thence continuing N. 18 deg. 29' 29" E. along the centerline of T.H. 110, a distsance of 89.43 feet to a point, which marks the true place of beginning for the following described parcel of land; thence N. 72 deg. 21' 00" W. (passing over a 5/8" iron rod set at 22.51 feet), a distance of 137.59 to a 5/8" iron rod set; thence S. 87 deg. 46' 42" W., a distance of 157.99 feet to a 5/8" iron rod set; thence N. 02 deg. 03' 53" E., a distance of 72.24 feet to a 5/8" iron rod set in the South line of T.H. 313 Gower Road; thence N. 87 deg. 44' 43" E. along the South line of T.H. 313, a distance of 302.93 feet to a 1" iron pipe found in the West line of T.H. 110; thence S. 18 deg. 29' 29" W. along the West line of T.H. 110, a distance of 77.20 feet to a 1/2" iron pipe found; thence N. 87 deg. 46' 42" E., a distance of 24.05 feet to point in the centerline of T.H. 110; thence S. 18 deg. 29' 29" W. along the centerline of T.H. 110, a distance of 50.00 feet to the true place of beginning, containing 0.5624 acres of land, more or less, as surveyed and described May 20, 2009 by Rob A. Suzch, Registered Professional Surveyor No. 7288.

Said Premises Located at 4115 Hattrick Road, Rootstown, OH 44272.

Said Premises Appraised at $85,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
