In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. L. (passing over an iron pipe at 30.00 feet), a distance of 392.75 feet to an iron pipe; thence S. 00 deg. 10' 00" W., a distance of 186.16 feet to an iron pipe in the Northerly line of land now or formerly owned by L. P. McMullen; thence West along the Northerly line of McMullen, a distance of 223.76 feet to a steel fence post in an Easterly line of lands now or formerly owned by A. and N. L. (passing over an iron pipe at 214.69 feet) a distance of 244.69 feet to the true place of beginning, containing 2.599 acres of land, more or less, as surveyed March 8, 1974 by Albert Szuch, Registered surveyor No. 5398. A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
