Situated in the Township of Randolph, County of Portage, State of Ohio and being known as part of Original Township Lot 55 (Prior Deed Reference, D.V. 1103, Page 599) and further described as follows:
Beginning at the Northwest corner of said Lot 55, said corner being the centerline intersection of Waterloo Road (60' R/W) and Ravenna-Louisville Road, St. Rt. #44 (60' R/W) and being referenced by a nail found 0.8' deep; thence N. 89 deg. 00' 00" E., along centerline of said Waterloo Road, a distance of 422.102 feet to a railroad spike set at the Northeast corner of the lands now or formerly owned by George M. & Judith A. Graening (D.V. 1124, Pg. 272), said spike being the true place of beginning of the parcel herein described; thence N. 89 deg. 00' 00.0" E., continuing along the centerline of said Waterloo Road, a distance of 170.568 feet to railroad spike set at the Northwest corner of the lands now or formerly owned by Ronald R. & Sandra G. Rollins (D.V. 1036, Pg. 893); thence S. 00 deg. 59' 54.1 E., along the West line of said Rollins lands, passing a iron pipe 1.0 feet West of line at 30.0 feet, also passing an iron pipe on line at the Northwest corner of the lands now or formerly owned by Mark D. Hutton and Lisa A. Bailey (Vol. 289, Pg. 660) at the 301.92 feet, a total distance of 376.00 feet to a 5/8" rebar set in the West line of said Hutton lands, the Northeast corner of the lands now or formerly owned by Robert B. Harris (Vol. 262, Pg. 974); thence S. 89 deg. 00' 00.00" W., along the North line of said Harris lands, a distance of 170.568 feet to a 5/8" rebar set at the Northeast corner of the lands now or formerly owned by Wise Chevrolet, a partnership (D.V. 1110, Pg. 850), said rebar also being the Southeast corner of said Graening lands; thence N. 00 deg. 59' 54.1" W., along the East line of said Graening lands, passing an iron pipe on line at 346.00 feet, a total distance of 376.00 feet to the true place of beginning, be the same more or less, but subject to all legal highways. The basis of bearing for this survey is N. 89 deg. 00' 00" E., as the centerline of Waterloo Road, the same shown on a plat of survey by Herbert C. Belding, P.S. 3080 and found on record in the Portage County Tax Map Department containing 1.472 acres, as surveyed by John David Jones, Registered Surveyor #4362, surveyed October 1998.
Said Premises Located at 4056 Waterloo Road, Randolph, OH 44265.
Said Premises Appraised at $135,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
