In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, June 2, 2014, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Mantua to-wit:

Situated in the Township of Mantua, County of Portage and State of Ohio, being part of Lot No. 21 in said township and bounded and described as follows:

Beginning at a point at the intersection of the Northerly line of Lot 31 and centerline of C.H. 265, Chamberlain Road; thence S. 01 deg. 39' 35" E., along the centerline of C.H. 265, a distance of 470.03 feet to a point at the Southwesterly corner of land now or formerly owned by L. A. McCabe (Vol. 1160, Pg. 55) which marks the true place of beginning for the following described parcel of land; thence N. 86 deg. 25' 15" E., along the Southerly line of said McCabe (passing over a 5/8" iron rod found at 30.33 feet) a distance of 1377.72 feet to a 5/8" iron rod found in the Westerly line of land now or formerly owned by M. L. or D. L. Loughery (Vol. 1120, Pg. 134); thence S. 01 deg. 41' 33" E., along Loughry's Westerly line, a distance of 159.86 feet to a 5/8" iron rod set; thence S. 86 deg. 24' 50" W. (passing over a 5/8" iron rod set at 1347.79 feet), a distance of 1377.82 feet to a point in the centerline of C.H. 265; thence N. 01 deg. 39' 35" W., along the centerline of C.H. 265, a distance of 160.63 feet to the true place of beginning, containing 5.056 acres of land, more or less, as surveyed May 15, 1997 by Rob A. Szuch, Registered Professional Surveyor No. 7288.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
