In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, May 19, 2014, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Edinburg to-wit:

Situated in the Township of Edinburg, County of Portage and State of Ohio:

And known as being part of Lot No. 6, Subdivision No. 3 of the Edinburg Township Northeast, county and state aforesaid and more particularly described as follows:

Beginning at an iron pin in the North line of Subdivision No. 3, which is also the center line of Highway No. 122 (also known as Hughes Road). This point is North 89 deg. 40' East, a distance of 2,274.39 feet from an iron pin at the centerline intersection of Highway No. 52 with Highway No. 122 measured along the center line of Highway No. 122; thence continuing along the centerline of Highway No. 122, North 89 deg. 40' East for a distance of 362.50 feet to an iron pin at the Northwest corner of a 8.70 acre parcel of land now owned by Harry Hughes and recorded in Volume 428, Page 340, Portage County Records of Deeds; thence due South along the West line of said Harry Hughes land for a distance of 564.30 feet to an iron pipe in the North line of a 51.94 acre parcel of land now owned by B. E. Forbes; thence South 89 deg. 40' West along the North line of said Forbes land for a distance of 362.50 feet to an iron pipe; thence due North for a distance of 564.30 feet to the place of beginning and found to contain 4.698 acres of land as surveyed by Lucius F. Converse, Serial No. 1199 in May, 1953. Excepting therefrom the following:

And known as being a part of Lot 6, Subdivision 3, Northeast quarter in said township, and further described as follows:

Beginning at a point in the center line of Hughes Road, said point being N. 89 deg. 40' E., 2455.64 feet, measured along said center line from the centerline of Rocksprings Road; thence continuing along the center line of said Hughes Road, N. 89 deg. 40' E., 181.25 feet to a point; thence due South (passing over an iron pipe at 30.00 feet) 564.30 feet to an iron pipe; thence S. 89 deg. 40' W., 181.25 feet to an iron pipe; thene due North 564.30 feet to the place of beginning (passing over an iron pipe set 30.00 feet from said beginning and containing 2.348 acres of land.

Said Premises Appraised at $135,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
