In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, May 12, 2014, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Palmyra to-wit:

Beginning for commencement at the intersection of the centerline of Depot Street and Tallmadge Road, CH 18; thence turning S. 89 deg. 22' 55" E., 20.00 feet to a point and true place of beginning for the property herein described, said property owned by L. M. and A. Davis, Deed Vol. OR 228, Page 819; thence continuing along the centerline of Tallmadge Road, CH 18, S. 89 deg. 22' 55" E., a distance of 45.50 feet to a point; thence turning N. 00 deg. 37' 05" E., along the West property line of property owned by D. L. or D. L. Dillon, Deed Vol. 1119, Page 817, a distance of 210.00 feet to a capped rebar set; and passing over a capped rebar set 30.00 feet from the centerline; thence turning N. 89 deg. 22' 55" W., along the South property line of property owned by D. L. or D. L. Dillon, Deed Vol. 1119, Page 817, a distance of 45.50 feet to a point witness an iron pipe found N. 53 deg. 47' 49" W., 1.64 feet from said point; thence turning S. 00 deg. 37' 05" W., along the East right of way line of Depot Street, a distance of 210.00 feet to a point in the centerline of Tallmadge Road, CH 18 and passing over a capped rebar set 30.00 feet from said centerline, and back to the true place of beginning. Containing 0.2194 acres of land more or less, and excepting all legal highways and easements of record. Surveyed by Terrence L. Pearson P.S. #7305 in January of 2001. The basis of bearing (N. 00 deg. 37' 05" E.) was taken from survey P-7341.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
