Situated in the Township of Freedom, County of Portage and State of Ohio and known as being part of Lot 42 in Freedom Township and further described as follows:
Beginning at a point in the centerline of State Route 700 and the West line of Lot 42 and being North 573.10 feet from an iron pipe at the Southwest corner of Lot 42; thence North 187.43 feet along the centerline of State Route 700; thence North 89 deg. 56' 30" East, 1161.92 feet to an iron pipe and passing over an iron pipe 30 feet from the road center; thence South 0 deg. 03' 30" East, 187.43 feet to an iron pipe; thence South 89 deg. 56' 30" West, 1162.11 feet to the place of beginning and passing over an iron pipe 30 feet deep from the road center, as surveyed in November 1973 by David J. Collier, Registered Surveyor No. 4819, as appears by said plat, be the same more or less, and containing 5.00 acres of land.
Said Premises Located at 9868 St. Rt. 700, Mantua, OH 44255.
Said Premises Appraised at $125,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
