In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, April 7, 2014, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Franklin to-wit:

Being Sublot No. 264 in the Twin Lakes Company's Twin Lakes Park Allotment No. 1 as shown by the plat of said subdivision recorded in the records of Portage County, State of Ohio, Volume 4, Page 45. Said lot is shown on said plat as having a frontage of 70 feet on the East side of Knoll Road and a depth of 125 feet on the North line and a depth of 110.87 feet on the South line, and is 207.20 feet wide on the rear line. Be the same more or less, but subject to all legal highways. As surveyed April 19, 1954 by Walter J. Stockman.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
