In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, April 7, 2014, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Franklin to-wit:

Starting at the centerline intersection of Rhodes Road and State Route 59; thence North 81 deg. 20' 56" East, 251.50 feet along the centerline of S.R. 59; thence South 8 deg. 35' 39" East, 65.00 feet to an iron bar in the South line of S.R. 59 at the Northeast corner of Sun Refining and Marketing Company and being the true place of beginning; thence North 81 deg. 20' 56" East, 30.00 feet along the South line of S.R. 59; thence South 8 deg. 35' 39" East, 200.00 feet; thence North 81 deg. 20' 56" East, 123.25 feet to a point in the West line of Kenny King Corporation; thence South 8 deg. 35' 39" East, 260.46 feet along the West line of Kenny King Corporation and the West line of G. R. Investment Company to the Grantor's Southeast corner; thence South 8 deg. 35' 39" East, 260.46 feet along the West line of Kenny King Corporation and the West line of G. R. Investment Company to the Grantor's Southeast corner; thence South 81 deg. 21' 14" West, 153.25 feet to an iron pipe at the Grantor's Southwest corner; thence North 8 deg. 35' 39" West, 460.45 feet to the beginning and passing over an iron pipe 200.00 feet therefrom. Containing 1.054 acres of land, be the same more or less, but subject to all legal highways and reserving a ten foot wide easement along the front, rear and side property lines for the installation and maintenance of storm water drainage and any public utilities, as surveyed in March, 1989 by Edward J. Collier, Registered Surveyor No. 7141.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
