In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, March 24, 2014, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Randolph to-wit:

And known as being part of Lot No. 4 in said Randolph Township, bounded and described as follows:

Beginning at an iron pipe at the intersection of the Southerly line of Lot No. 4 and Southerly line of Portage County with the centerline of T.H. 30, Albert Horning Road; thence North 00 degrees 35' 51" West, along the centerline of said T.H. 30, a distance of 1257.29 feet to a point which marks the true place of beginning for the following described parcel of land; thence North 89 degrees 06' 48" West (passing over an iron pipe at 30.01 feet), a distance of 1213.81 feet to an iron pipe in the Westerly line of said Lot No. 4; thence North 01 degrees 20' 21" East, along the Westerly line of Lot No. 4, a distance of 180.48 feet to an iron pipe at the Southwesterly corner of land now or formerly owned by M. Nuspel; thence South 89 degrees 51' 29" East, along the Southerly line of said Nuspel, a distance of 1207.41 feet to an iron pipe in the centerline of said T.H. 30; thence South 00 degrees 35' 51" East, along the centerline of T.H. 30, a distance of 196.23 feet to the true place of beginning, containing 5.233 acres of land, be the same more or less, but subject to all legal highways, as surveyed by Albert Szuch, Reg. Sur. No. 5398, January 31, 1972.

Said Premises Appraised at $155,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
