In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, March 10, 2014, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Nelson to-wit:

PARCEL ONE:

Situated in the Township of Nelson, County of Portage and State of Ohio and known as part of Lot 32 of said township and further bounded and described as follows:

Beginning at a 1/2" iron pin found on the centerline of Bloom Road (T.H. 296) at the Northwest corner of land conveyed to J. Vasil by Volume 1005, Page 731 of Portage County Record of Deeds, said point being South 00 deg. 30' 00" West, along said Bloom Road centerline, a distance of 1416.60 feet from the centerline intersection of said Bloom Road and Knowlton Road (T.H. 295); thence North 0 deg. 30' 00" East, along said Bloom Road centerline, a distance of 132.00 feet to a 1/2" iron pin found on the South line of lands conveyed to G. Porter by Volume 809, Page 203 of Portage County Record of Deeds; thence South 88 deg. 15' 00" East, along the South line of said Porter and passing by a 1/2" iron pin found at 659.05 feet, a distance of 660.00 feet to a point at the Southeast corner thereof and on the East line of Lance conveyed to M. Reed by Volume 1112, Page 157 of Portage County Records of Deeds; thence South 0 deg. 30' 00" West, along said Reed's East line, a distance of 132.00 feet to a 5/8" capped rebar set on the North line of said Vasil's lands; thence North 88 deg. 15' 00" West, along the North line of said Vasil's lands and passing over a 5/8" iron pin found at 630.00 feet, a distance of 650.00 feet to the point of beginning and containing 1.9995 acres of land as surveyed in May, 2007 by Clifford H. McGuire, Professional Surveyor No. 7770. Basis of bearing was Survey Plat P-2356. Deed of record was 1099-330 to G. Porter. All rebars set were 5/8" x 30" with I.D. Cap "C.H. McGuire, P.S. 7770".

PARCEL TWO:

Situated in the Township of Nelson, County of Portage and State of Ohio:

Being known as part of Township Lot No. 32 in said township, bounded and described as follows:

Beginning at an iron pin set in the centerline of Bloom Road (so-called) N. 0 deg. 30' E., 1468.50 feet from where the South line of said lot intersects the centerline of said road; thence N. 0 deg. 30' E., continuing along the centerline of Bloom Road, 330.00 feet to an iron pin; thence S. 88 deg. 15' E., 660.00 feet to an iron pin; thence S. 0 deg. 30' W., 330.00 feet to an iron pin; thence N. 88 deg. 15' W., along the North line of a two acre tract formerly owned by Arthur Culp, 660.00 feet to the place of beginning and containing 5.00 acres of land, more or less, as surveyed by F. W. Elgin, Surveyor No. 3232. Be the same more or less, but subject to all legal highways.

Said Premises Located at 11216 Bloom Road, Garrettsville, Ohio 44231.

Said Premises Appraised at $150,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
