And known as being part of Lot 16, Division 3 in said township and bounded and described as follows:
Beginning at an iron rod at the Northwesterly corner of said Lot 16 at the intersection of the centerline of S.R. 225, Deerfield-Windham Road and the centerline of T.H. 129, Whippoorwill Road; thence South along the centerline of S.R. 225 and Westerly line of Lot 16, a distance of 189.60 feet to a point which is the true place of beginning for the following described parcel of land; thence North 89 deg. 59' 17" East (passing over an iron pipe at 30.00 feet) a distance of 466.88 feet to an iron pipe; thence South a distane of 193.95 feet to an iron pipe in the Northerly line of land now or formerly owned by D. L. and C. A. Woodford; thence North 89 deg. 30' 00" West, along the Northerly line of said Woodford (passing over an iron pipe at 433.88 feet) a distance of 466.88 feet to a point in the centerline of S.R. 225 and Westerly line of Lot 16; thence North along the centerline of S.R. 225 and Westerly line of Lot 16, a distance of 189.50 feet to the true place of beginning, containing 2.055 acres of land, more or less, as surveyed February 5, 1972, by Albert Szuch, R. S. No. 5398. Be the same more or less, but subject to all legal highways.
Said Premises Located at 4496 State Route 225, Diamond, Ohio 44412.
Said Premises Appraised at $115,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
