Situated in the Township of Ravenna, County of Portage, State of Ohio, is described as follows:
And known as being part of Original Ravenna Township Lot No. 57 of the South Division of Lots and is further described as follows:
Beginning at the Northeast corner of said Original Ravenna Township Lot No. 57SD (witneassed by an iron pipe found which bears N. 89 degrees 52' 00" W., a distance of .027 feet); thence along the Easterly line of said Original Ravenna Township Lot No. 57D S. 02 degrees 06' 32" W., a distance of 221.88 feet but to a point in the cenerline of the Kent-Ravenna Road, State Route 59, right-of-way width varies, at the Northeast corner of lands now or formerly owned by Pasquale Agrusa (1163/677) and the true place of beginning for his parcel of land; thence continuing along the Easterly line of said Original Ravenna Township Lot No. 57SD S. 02 degrees 06' 32" W., a distance of 445.72 feet but to an axel found at Agrusa's Southeast corner and passing over iron stakes found, a capped iron rod at a distance of 39.40 feet and then a 2" iron pipe found at a distance of 41.11 feet; thence along Agrusa's Southerly line S. 81 degrees 35' 59" W., a distance of 247.43 feet to a 2" iron pipe found at Agrusa's Southwest corner; thence along Agrusa's Westerly line N. 02 degrees 0.5' 39" E., a distance of 446.29 feet but to a point in the centerline of the Kent-Ravenna Road at Agrusa's Northwest corner and passing over a 2" iron pipe found at a distance of 40.22 feet from said point; thence along the centerline of Kent-Ravenna Road N. 81 degrees 30' 25" E., a distance of 247.82 feet to the true place of beginning, all the same more or less as surveyed and described in November, 1999 by Don Trocchio, Registered Surveyor No. 6445.

Said Premises Appraised at $60,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
