In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, December 16, 2013, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Palmyra to-wit:

And known as being part of Lot 7 of Division 4 of said township, and further described as follows:

Beginning at a point on the centerline of McClintocksburg Road, said point being South 0 deg. 20' East, a distance of 150.00 feet from the Northeast corner of said Lot 7 of Division 4; thence South 0 deg. 20' East, along said centerline of McClintocksburg Road, a distance of 520.00 feet to a point at the Northeast corner of land conveyed to J. and M. Fox by deed recorded in Volume 252, Page 454 of Portage County Record of Deeds; thence South 89 deg. 40' West, along the North line of said Fox's land and passing over an iron pin set at 30.00 feet, a distance of 1560.44 feet to an iron pin set at the Northwest corner thereof; thence North 0 deg. 16' West, along the East line of land conveyed to J. and M. Fox by deed recorded in Volume 1128, Page 553 of Portage County Record of Deeds, a distance of 683.16 feet to a 1/2" iron pipe found at the Northwest corner of said Lot 7 of Division 4 and the Southwest corner of land conveyed to M. and M. Church by deed recorded in Volume 1110, Page 719 of Portage County Record of Deeds; thence South 89 deg. 51' East, along the South line of said Church's land, a distance of 1104.79 feet to an iron pin set; thence South 60 deg. 31' East, a distance of 306.18 feet to an iron pin set; thence South 89 deg. 51' East and passing over an iron pin set at 159.25 feet, a distance of 189.25 feet to a point and the true place of beginning and containing therein 23.1217 acres of land as surveyed in October, 1997 by Jerry W. Daniel, Registered Surveyor No. 6222.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
