In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, December 9, 2013, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Paris to-wit:

PARCEL NO. 1:

And known as being part of Township Lot No. 14 and further described as follows:

Beginning at a point in the center line of Holcomb Road (C.H. 187) a distance of nineteen hundred thirty-seven and five tenths (1937.5) feet West of the county line between Trumbull County and Portage County; thence North on a line parallel with the county line, a distance of two hundred ninety (290) feet to a point; thence West along a line parallel with Holcomb Road (C.H. 187) a distance of eighty-seven and five tenths (87.5) feet to a point; thence South along a line parallel with said county line a distance of two hundred ninety (290) feet to a point in the center line of Holcomb Road (C.H. 187); thence East along said center line of said road a distance of eighty-seven and five tenths (87.5) feet to the place of beginning. Said tract of land contains 0.583 acres. The above described premises is further known as Lot No. 115 in Section 14 of said township. Being the same premises conveyed unto Richard E. Walbrown and Hazel Walbrown by warranty deed from James W. Prudy and Dona J. Prudy dated April 25, 1962 and recorded in Portage County Records of Deeds.

Situated in the Township of Paris, County of Portage and State of Ohio, and known as part of Township Lot No. 14 and further described as follows:

Beginning at a point in the center line of Holcomb Road (C.H. 187) a distance of eighteen hundred (1800) feet West of the county line between Trumbull County and Portage County; thence North on a line parallel with said county line a distance of two hundred ninety (290) feet to a point; thence West along a line parallel with Holcomb Road (C.H 187) a distance of one hundred thirty-seven and five tenths (137.5) feet to a point; thence South along a line parallel with said county line a distance of two hundred ninety feet to a point in the center line of Holcomb Road (C.H. 187); thence East along said center line of said road, a distance of one hundred thirty-seven and five tenths (137.5) feet to the place of beginning. Said tract of land contains 0.915 acres. The above described premises are further known as Lots Nos. 113 and 114 in Section 14 of said township. Being the same premises conveyed unto Richard E. Walbrown and Hazel Walbrown by warranty deed from Agnes Rohm, a widow and not remarried and dated April 25, 1962 and recorded in Portage County Records of Deeds.

Said Premises Located at 10535 Holcomb Road, Newton Falls, OH 4444.

Said Premises Appraised at $120,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
