And known as being forty-three (43) feet off the West side of Lot No. 32 in Ranney & Seymour's First Addition to the Village of Ravenna as recorded in Volume 99, Page 234, bounded and described as follows:
Beginning in the Southwest corner of said Lot No. 32; thence North on the West line of said lot, two hundred forty (240) feet to the Northwest corner of said lot; thence East on the North line of said lot, forty-three (43) feet; thence South parallel with the West line of said lot, two hundred forty (240) feet the North line of Central Avenue; thence West on the North line of Central Avenue forty-three (43) feet to the place of beginning.
Said Premises Located at 139 East Central Ave., Ravenna, OH 44266.
Said Premises Appraised at $65,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
