In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, November 4, 2013, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Palmyra to-wit:

Situated in the Township of Palmyra, County of Portage and State of Ohio, and known as being part of Township Lot 32, Division 3 East, and further described as follows:

Beginning at a point in the South line of Lot 32, Division 3 East, and in the centerline of Tallmadge Road, D.H. 18, 66 foot South 89 deg. 58' 52" West, a distance of 574.00 feet from a monument at the Southeast corner of said Lot 32, Division 3 East; thence continue along said South line of Lot 32, Division 3 East and along said centerline of Tallmadge Road, South 89 deg. 58' 52" West, a distance of 208.00 feet to a point; thence North 00 deg. 09' 37" West, a distance of 345.82 feet to an iron pipe and passing over an iron pipe at 33.00 feet; thence South 89 deg. 12' 18" East, a distance of 75.67 feet to an iron pipe; thence North 88 deg. 45' 13" East, a distance of 132.37 feet to an iron pipe at 314.58 feet to the beginning and containing 1.652 acres of land as appears by said plat, be the same more or less, but subject to all legal highways. A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
