In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, November 4, 2013, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Paris to-wit:

And known as being part of Original Lot 23, Paris Township and further described as follows:

Beginning at a stone found in a monument box at the centerline intersection of C.H. 177, Newton Falls Road, and C.H. 132, Wayland Road; thence South a distance of 1772.30 feet along the centerline of Wayland Road to a point in the Southeast corner of a 0.8995 acre. Parcel owned by W. Wheaton which is the true place of beginning; thence continuing South along the centerline of Wayland Road, a distance of 128.92 feet to a point in the Northeast corner of property owned by K. E. Grund; thence the following three courses around the property boundary of said Grund; South 89 deg. 57' 02" West, a distance of 181.50 feet to an I.P. passing over an I.P. at 26.47 feet from the centerline of Wayland Road, South 2 deg. 33' 53" West, a distance of 66.00 feet to an I.P. and South 68 deg. 23' 43" West, a distance of 109.68 feet to an I.P. in the Northeast corner of property owned by A. & H. Lewis; thence North 89 deg. 43' 07" West, a distance of 310.94 feet to an I.P. in an Easterly line of property owned by J. & M. Richards; thence North a distance of 226.12 feet along the Easterly side of said Richards to an I.P.; thence North 89 deg. 46' 40" East along the South line of said 0.8995 acre parcel owned by said Wheaton, passing over I.P.'s at 407.30 feet and 567.30 feet a total distance of 597.30 feet to the true place of beginning, containing 2.69 acres of land, more or less, as surveyed by Edward P. Wanchick, Registered Surveyor No. 5756.

Said Premises Appraised at $60,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
