In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, October 21, 2013, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Nelson to-wit:

Beginning in the center of the East and West highway at the Southeast corner of said Lot No. 37; thence North on the East lot line, about 24.17 chains to a point, 10.92 chains South of the Northwest corner of land in Lot No. 44 now or formerly owned by James and Emma Craig; thence West 5.49 chains to the East line of land now or recently owned by Charles F. Lattimore; thence South 14.28 chains to a point; thence West 6.41 chains to a point; thence South 9.89 chains to a point in the center of the highway and in the South line of said Lot No. 37; thence East on center of highway and lot line, about 11.80 chains to the place of beginning and containing within said bounds, about 19-61/100 (19.61) acres of land. Be the same more or less, but subject to all legal highways.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
