In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, October 21, 2013, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Charleston to-wit:

Known as being part of Lot No. Thirty Eight (38); thence Northerly along the East line of said lot in the center of Knapp Road, 1168.97 feet to the place of beginning; thence North 89 degrees 30' West, passing over an iron pin set at the edge of the highway 688.75 feet to an iron pin; thence North 0 degrees 30' East, 89.57 feet to an iron pin; thence South 89 degrees 28' East, 688.75 feet passing over an iron pipe set at the edge of highway to the East line of Lot Thirty Eight (38) and the center of the highway; thence South along the center of the highway and the East line of said Lot 38 to the place of beginning, containing 1.42 acres of land and being known as Lot No. Four (4) as surveyed by R. O. Whitacre, in August 1943.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
