Beginning at an iron pipe on a line between Randolph and Atwater Townships and at the intersection of the centerlines of Township Highway No. 46 and County Highway No. 47; thence North 1 deg. 30' East along said township line and centerline of County Highways No. 47, 421.07 feet to a point which is the true place of beginning for the following conveyance said beginning point also being the Northeast corner of Orville Murdock's property; thence North 88 deg. 06' West along the Murdock's North line (passing over an iron pipe at 30.00 feet) 550.00 feet to an iron pipe marking the Northwest corner of Murdock's property; thence North 1 deg. 30' East parallel with County Highway No. 47, 100.00 feet to an iron pipe; thence South 88 deg. 06' East (passing over an iron pipe set at 520.00 feet) 550.00 feet to the centerline of County Highway No. 47; thence South 1 deg. 30' West along the centerline of County Highway No. 47, 100.00 feet to the true place of beginning and containing 1,263 acres of land, excepting therefrom .3443 acre more or less, contained in Volume 728, Page 390, Portage County Records, dated 7/18/61, filed 8/30/61, Instrument Number 43612. Exception is more completely described below. Be the same more or less, but subject to all legal highways.

Beginning at a point in the centerline of County Highway No. 47, said point being the Northeast corner of Township Lot No. 71 in Randolph Township; thence South 1 deg. 30' West along the centerline of County Highway No. 47, a distance of 555.80 feet to a point and the true place of beginning for the tract herein described; thence continuing South 1 deg. 30' West and along the centerline of County Highway No. 47, a distance of 100.00 feet to a point; thence North 88 deg. 06' West, a distance of 400 feet to a point; thence North 1 deg. 30' East, a distance of 100.00 feet to a point; thence South 88 deg. 06' East, a distance of 400.00 feet to a point in the centerline of County Highway No. 47 and the true place of beginning for the herein described and containing .918 acres of land more or less. Excepting from Parcel 1 the following:

Beginning at an iron pipe at the intersection of the centerline of County Highway No. 47 and Township Highway No. 46 in Randolph Township; thence North 88 deg. 09' West along the centerline of Township Highway No. 46, a distance of 550.00 feet to a point; thence North 1 deg. 30' East, 421.95 feet to an iron pipe and the true place of beginning for the land herein described; thence continuing North 1 deg. 30' East, a distance of 100.00 feet to a point; thence South 88 deg. 06' East, a distance of 150.00 feet to a point; thence South 1 deg. 30' West, a distance of 100.00 feet to a point; thence 88 deg. 06' West, a distance of 150.00 feet to the true place of beginning for the tract herein described, containing .3443 acres of land, more or less. Surveyed by Lucius F. Converse, Registered Surveyor No. 1199 in July, 1961. Be the same more or less, but subject to all legal highways.
Said Premises Located at 2075 Industry Road, Atwater, OH 44201.
Said Premises Appraised at $95,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
