In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, October 7, 2013, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Deerfield to-wit:

Being a parcel of land located in Lot Number Sixty-seven (67), Deerfield Township, Portage County, State of Ohio, and being further described as follows:

Commencing at an iron pin at the Southwesterly corner of Lot 67; thence North 1 deg. 00' East along the Westerly line of Lot 67, a distance of 393.27 feet to a point on said line and the centerline of Mahoning Road (C.H. 73); thence North 43 deg. 45' East along the centerline of Mahoning Road (C.H. 73), a distance of 1434.98 feet to a railroad spike at an angle point in said centerline; thence North 40 deg. 24' East along the centerline of Mahoning Road (C.H. 73), a distance of 469.33 feet to an iron pin set on the centerline, said point being the true place of beginning; thence North 49 deg. 36' West along a line running through the Grantors property, and passing over an iron pin set at 30.00 feet, a distance of 232.70 feet to an iron pin set; thence North 88 deg. 50' West along a line running through the Grantors property, a distance of 135.39 feet to an iron pin set; thence North 1 deg. 10' East along a line running through the Grantors property, a distance of 110.00 feet to an iron pin set on the Southerly property line of land now or formerly owned by Orrin J. Hill; thence South 88 deg. 50' East along two (2) parcels of land now or formerly owned by Orrin J. Hill and O. F. Hill and passing over an iron pin found 38.73 feet from the centerline of Mahoning Road (C.H. 73), a distance of 525.61 feet to a boat spike found on said centerline; thence South 40 deg. 24' West along the centerline of Mahoning Road (C.H. 73), a distance of 332.00 feet to the true place of beginning for this survey and containing 1.721 acres of land, more or less, but subject to all legal highways, as surveyed in April 1995 by Floyd L. Thomas and Samuel C. Janks, Registered Surveyors No. 5461 and 5739 of the State of Ohio.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
