And known as being part of Lot 2 in Nelson Township and further described as follows:
Commencing at an iron pipe in the Grantor's North line at the Southwest corner of North Gate Subdivision No. 2 as recorded in Plat 94-25 in the Portage County Records; thence N. 89 deg. 37' 03" W., 225.40 feet along the Grantor's North line to an iron pipe; thence S. 0 deg. 05' 12" E., 86.00 feet to an iron pipe and being the true place of beginning; thence S. 0 deg. 05' 12" E., 80.00 feet to an iron pipe set; thence N. 89 deg. 37' 03" W., 275.00 feet to the centerline of North Street and passing over an iron pipe set 10.00 feet from the road center; thence N. 0 deg. 05' 12" W., 80.00 feet along the centerline of North Street; thence S. 89 deg. 37' 03" E., 275.00 feet to the true place of beginning and passing over an iron pipe set 30.00 feet from the road center, be the same more or less, but subject to all legal highways.
Said Premises Located at 10930 North Street, Garrettsville, OH 44231.
Said Premises Appraised at $100,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
